How Our Rentals Work
Step 1 – Book Online
Use our online booking system to find an available vacation rental for your desired dates and occupants. Pay the required deposit and receive an email confirmation for your reservation.
Step 2 – Check In
Stop by Twin Peaks Lodge and Hot Springs when you arrive in Ouray. Complete the check-in process and receive the key to your rental unit.
Step 3 – Enjoy Your Vacation
Settle into your vacation rental, then explore the mountains and enjoy the breathtaking views from anywhere in Ouray.

Where are your vacation rental homes located in Ouray?
All of our rental houses are located in one of two places: The Alpenglow Complex at the corner of 5th Avenue and Second Street or the corner of 8th Avenue and Second Street.
What are the check in and check out procedures?
To check-in, visit our Ouray property manager at Twin Peaks Lodge and Hot Springs, 125 3rd Avenue. Here, you will sign your registration card, swipe a credit card for the remainder of your stay, and pick up your keys.
Upon checkout, please load and run the dishwasher, place all your trash into the trash cans, and leave your keys in the condo. Lock and shut the door when you leave. You will get an itemized folio via email on the evening of your departure.
How many guests can your rental houses accommodate?
Each rental can accommodate up to two guests per bedroom. Up to two guests can stay in our one-bedroom units, whereas six can sleep in our three-bedroom rentals.
Is there a minimum stay requirement for your short-term rentals?
We require a minimum stay of two nights for all our vacation rentals.
What are your check-in and check-out times?
Check-ins begin daily at 3:00 p.m. All guests are required to check out on their scheduled departure date by 11:00 a.m.
What is the pricing structure, and are there additional fees (e.g., cleaning fees, security deposits)?
A 50% deposit is required at the time of reservation. A mandatory cleaning fee between $175 and $300 (depending on the unit size) is added to all reservations.
Also, all bookings are subject to a 3.5% lodging tax, 9.45% sales tax, a 15% short-term rental tax, and a $30 per day resort fee.
How can I pay for my Ouray vacation rental?
Payments may be made using a credit or debit card. We accept Visa, MasterCard, AMEX, or Discover.
Are your vacation rentals pet-friendly?
None of our short-term rentals accommodate pets.
What is your cancellation policy?
Cancellations must be made thirty (30) days before check-in. The deposit will be refunded if a reservation is canceled thirty (30) days before arrival. You will be responsible for your entire stay if a reservation is canceled less than thirty (30) days before your arrival date. This means any deposit and the days the unit will be empty.
How do guests access the property (e.g., keyless entry, on-site property manager)?
All guests will check in at Twin Peaks Lodge and Hot Springs, where keys will be issued. There is no property manager on-site at either of the two rental locations.
Is there a specific parking arrangement for guests?
No assigned parking spaces exist for our rentals, but each guest can park near their unit. Unfortunately, the parking area will not accommodate large campers, trailers, or additional vehicles such as ATVs. Please inquire in the office about where to park such vehicles.
Do you allow smoking in your vacation rentals?
No, all of our units are smoke-free accommodations.
Do you provide linens, towels, and basic toiletries, or should guests bring their own?
We include linens, towels, and some items (i.e., hand soap and toilet paper) in each rental unit. Guests should bring their bathroom essentials like shampoo and conditioner, though.
Is there a cleaning service during the guests' stay?
Each unit is cleaned before check-in and after check-out. We do not perform housekeeping services during your stay.
Is there a local contact in case of emergencies or issues during the stay?
You can contact the front desk at Twin Peaks Lodge in an emergency.
How far is the rental from downtown Ouray and other points of interest?
All of our vacation rentals are within a few blocks of downtown Ouray. You can easily walk to any shops, restaurants, or similar destinations in the downtown area.
